5 Tips to Sell Your Home Fast

The Denver Metro area continues to be hot. It’s the ideal time to sell a house in any condition. Yes, you can sell your ugly or outdated home now! But if you want to net more profit from your home investment, follow these tips:

Clean

Make your house shine! Polish the door knobs, floors, chandelier, and the furniture. Clean the baseboards, the doors and the oil spills on your driveway. Look for cleaning tips on Pinterest or hire a cleaning company. As you clean, think of the money this simple task will bring. When a potential Buyers sees a spotless house, they unconsciously assume you are meticulous about all aspects of your homes upkeep. Clean houses get more offers. This may even make a difference on the inspection objections.

Paint

You don’t want to be that house with the hideous colors choices. Green, red and yellow are a few of the colors to avoid. It’s relatively easy to eliminate this objection. Chose a neutral color and stay away from trends. If you have wall paper, get rid of it (unless it is neutral) and paint the walls a neutral color. You want to appeal to the most Buyers with a wide variety of tastes. If you don’t have time to paint yourself, hire a painter. If your walls are in reasonable shape, use a Magic Eraser to clean them so there are no scuffs and smudges. Don’t forget the bathrooms!

Replace

Broken blinds, rusty hinges, banged up doors, bathroom grout, cracked windows, outdated light fixtures, worn tile and carpets, tired and outdated appliances. It’s likely you’ll end up replacing broken items after the inspection anyway. Wouldn’t you rather do it now and get higher offers? You’ll want your home to look as new and pristine as possible. Consult your Realtor about the best choices within your budget.

Add

Curb appeal. This is their first impression. Whether a Buyer views it in person or on the internet, you want to make the best impression. Small things like a fresh “Welcome” mat and potted plants on the porch can make a big difference. Make sure the yard and sidewalk are maintained. Sweep the walk in the summer and shovel in the winter. Paint the front door with a classic high gloss black or a bright color to make it pop! Your front door is the first thing they see when they view your home, be sure it makes a positive statement.

Remove

Personal items such as photo’s, collectibles, collections, etc. In creating a “blank canvas,” you are helping the Buyers envision themselves living in the house and personalizing it with their own choices. Pack away a few items of furniture, clothes, pantry items, dishes, and storage to give the illusion of roominess. Remove unusual yard decorations such as gnomes, gargoyles and old bath fixtures filled with herbs.


Lastly, for your protection, remove all valuables such as cash, narcotics, guns and expensive jewelry.
